Mountain Springs Villa is a resident-owned manufactured home community in Red Lodge, MT. Mountain Springs Villa is a friendly neighborhood for people who love living in a small mountain town with easy access to Billings, MT. We enjoy unlimited outdoor activities, including hiking, camping, skiing, golfing and tennis. Our beautiful scenery attracts all walks of wildlife. Beartooth Pass is close by and provides a gateway to Yellowstone National Park.

Mountain Springs Villa is an hour drive to the city life of Billings, and our small town features small shops and a convenient grocery store. We are an outdoor community with fun annual events. Red Lodge is home of The Champions Rodeo, The Beartooth Rally and Peaks to Prairie Triathlon. We are centrally located for easy access to all Red Lodge has to offer.

We own it

The Member homeowners of Mountain Springs Villa control the rent and make the rules. On Dec. 29, 2011, the ROC purchased the land and infrastructure, such as the roads and water lines. Now, a democratically elected Board of Directors manages the business of running Mountain Springs Villa. Every Member household in the community has a say in who sits on the Board, how we spend our money, the annual budget, and whether we make changes to the rent.

We’re also part of a national network of more than 300 ROCs just like us. That membership provides us with access to expert coaching on how to run our ROC, leadership development and training, communication with dozens of community leaders who face many of the same issues we do, and more. Life in Mountain Springs Villa is truly different than in a commercially owned community – we invite you to find out firsthand how that difference makes living here so much better.
